A recent report of more than seven million property sales over the past several years demonstrated that the time of year in which a home is listed may be able to shine some light on the likelihood that the home will close for more than asking sales price, as well as how fast the sale will occur.
It’s not surprising that listing a home for sale during the March, April and May saw the largest return, as the March, April and May is traditionally the craziest season for real estate. What is surprising, though, is that listing during the winter months came in second!
“Among spring listings, 18.7 percent of houses fetched above asking price, with winter months listings not far behind at 17.5 percent. While 48.0 percent of properties listed in spring sold within 30 days, 46.2 percent of listing in winter did the same.”
The study goes on to say that:
“Buyers [in the winter] sometimes need to move, so they are much less likely to make a lowball offer and they’ll often want to close ASAP — 2 things that can make the transaction much smoother.”
